Why some homes in La Quinta will not sell
I used to say one of the main reasons a home would sell was : location, location, location. Now I say that the main reason homes sell is: price, price, price. With that said, in our current market a bargain priced home may or may not sell.
We all know that everyone now is looking for the biggest bargain ever, but even price alone will not sell a house. To work past buyer resistance, I use several other skills and tools to incite buyers to buy.
1. Home staging is more important now than ever.
2. Once an offer is received, no matter how low or silly, we work hard to keep it going on both sides until agreement is reached.
3. Incentives and nudges like a piece or two of furniture for the buyer, or a few free days of staying in the house for the seller sometimes help seal the deal.
4. Lots of exposure and marketing really do help bring viewings and offers to the homes.
5. Price reductions of even a few thousnd dollars sometimes make a difference.
6. Constant and consistent open houses bring visibility to the home. Many potential buyers will revisit the home and potentially buy it.
7. I stay in contact with active agents and agents who have shown the home to keep any interest brewing.
Even with all of this and more, some homes do not sell. At least I know, they do not sell through any fault of me or the seller.
